Waiting Until Spring to Sell Your Attleboro Home? You Might Get Less Money.

Waiting Until Spring to Sell Your Attleboro Home? You Might Get Less Money. header image.

Every year, homeowners tell me they're waiting until spring to sell because they think they'll get more money.

I'm not convinced that's a smart move in today's market. Here's why.

Right now, Attleboro has approximately 81% more homes for sale than this time last year, while the number of homes actually selling is down 8%.

That means buyers already have significantly more choices.

Now think about what happens in the spring when everyone who's been waiting decides to put their home on the market.

Even more homes. Even more competition. And potentially lower prices.

But here's what concerns me even more.

Today's Lower Sales Could Mean Lower Prices Tomorrow.

When homes sell for less than comparable properties did earlier in the year, those lower sales become the comparable sales buyers and appraisers will use to evaluate homes next spring.

And I'm already seeing appraisal challenges firsthand.

I recently had to challenge a low appraisal and provide additional evidence to support my seller's sale price.

That's part of what a skilled listing agent should know how to do when the market evidence supports it.

But think about what that means.

If we're already having to fight to support some of today's prices, what happens when the next several months of comparable sales come in lower?

Add in elevated mortgage rates, economic uncertainty, and everything happening politically and around the world, and there's no guarantee buyers will have more purchasing power in the spring.

So, Will You Get More Money Waiting Until Spring?

Maybe. But I wouldn't bet on it.

Let's say your home could sell for $600,000 today.

If its value declines just 3% by spring, that's $18,000 less.

At 5%, that's $30,000 less.

And you've spent another five or six months paying your mortgage, taxes, insurance, and maintaining the property.

Those are hypothetical examples, not predictions. Prices could rise, too.

I'm not predicting a housing market crash, and I'm not saying every homeowner needs to rush to sell.

But if you're planning to sell your Attleboro home within the next six months, I would seriously consider selling now rather than assuming spring will bring you more money.

Spring might bring more buyers. But it could also bring substantially more homes for those buyers to choose from.

More buyers don't automatically mean higher prices. Especially when there's even more competition.

The goal isn't to sell your home during the busiest season.

The goal is to walk away with the most money possible.

And in today's market, waiting until spring could be a very expensive gamble.

Thinking About Selling Your Attleboro or North Attleboro Home?

Before deciding to wait until spring, let's look at what your home could realistically sell for today, what comparable properties are actually selling for, and whether waiting makes financial sense.

No pressure. No sugarcoating. Just an honest conversation about your home's value and your options.
